New market rate housing is FAR more important for affordability than new “affordable” homes.
Glad I rediscovered this article- please share with all your progressive pals/elected who do not yet understand the critical role of new market rate housing.
Is a $2,600 tax increase going to kill a deal to buy a ~$1,500,000 building? Of course not. Bring Chicago Home is not going to be nearly as disruptive as some are claiming. Definitely voting YES
Does this look like a mansion?
The Pequod's building will see a $2,600+ transfer tax hike if Brandon Johnson's referendum passes on the March 19 ballot.
Vote no.
Chicago needs a major annual house music festival the week before Detroit’s Movement (Techno) festival- which pulls in a HUGE international crowd.
We are missing out on so much $ and culture preservation/creation.
Unfortunately this kind of thinking- while ignoring modern (safe) roadway design, speed governors, etc. has led to an SUV arms race in the USA that makes everyone less safe and quite literally destroys communities. At what point does the Hummer crowd upgrade to an MRAP
Ignore this at your own risk.
Do not put your family in a small car.
Yesterday, my wife was driving my son to school and an oncoming delivery truck crossed the center lane and hit her head on — the driver had a seizure was going 40 mph.

The South Shore Line rebuild is probably the most impactful Chicago(land) transit project in decades. Bigger than RPM and the Red Line Extension, and certainly any highway project. NW Indiana home builders are already reacting
“If you would like to work on housing issues, we can do that together. . .But if you are opposed to this project because it could make homelessness more visible to you, then that is something you must resolve in your own heart.”

California & Division. I have a theory all buildings look MUCH better in person than the renders.
Too bad this building is over 4 stories, the neighborhood character will be forever destroyed 😪 Just like the Robey Building in Wicker
Like many other state DOT’s
@IDOT_Illinois
is outdated, regressive, and assumes no accountability for immense traffic, fatalities and greenhouse gas emissions on their own roads. They continue to design for 1954, not 2024. They are the opposite of “state of the art”
@GovPritzker
Today IDOT announced that they have eliminated all four remaining roadway design options that provide a dedicated lane for public transit for
#northDLSD
They want the “Essential” option, which basically maintains the highway status quo
Outrageous
Much more to come on this
I guess the rise of anti-urbanism makes sense now that urbanism has gone (relatively) internet viral. There’s huge overlap with climate change denial, but I think it’s mostly a failure to appreciate how deep and artificially entrenched car-centric design is, and the limitations

Not worth your time. This guy just wants his 100% mis/uniformed opinion heard as loud as possible on Twitter, is just throwing around phrases like equity and credit without substance saying “investors don’t care about income”. Let me tell you about this thing called a cap rate..
@bobby_buildings
OP is saying this building would require a zoning that only a very small % of land in US cities/towns allows. Mostly due to height and lack of parking. I.e it is not legal to build in 99.99% etc of land
Roads safe enough for kids to ride-by themselves- is a hallmark of a developed country. And Mobilty

Imagine the improvement to rush hour traffic and emissions if 50% of CPS students didn’t rely on parent 🚙 dropoff/pickup..
Longtime Chicago developer Draper & Kramer has taken a loss on a South Loop apartment tower, selling the Aspire Residences for less than the construction loan it used to build them.
@pes10k

I really like andre but this is case in point why wards should have no input on zoning. Common sense rezoning during a housing crisis should not require political organizing. The argument that 5 stories is “too tall” on a major street in a major city is ridiculous
Not to be mean, but a quote like this should automatically disqualify anyone from being on a transit board. And you need more data to have an opinion on Dorval Carter? Who’s on first ?

As a *Major* destination and transit hub, these absolutely need to be protected bike lanes, otherwise they will be an underutilized and inequitable design. Painted bike lanes are dangerous and outdated. Cars/trucks park in the current ones already

It’s best to use only mineral paints that allow water vapor to pass through. I’ve seen plenty of brick buildings that look perfect and were painted years ago
Nice design by HPA, but seriously overparked for something with studios and 1’s. Developer could afford many more ARO units with fewer spots. West Loop should have a cap at 0.3 spaces per unit. Keep the density coming!
Really hoping that

The Chicago Teachers Union has grown to become one of the most powerful in America. With its contract now up for renewal, it expects a payoff—can it get one? 👇
@Pres_Chicago
Of much bigger concern is the loud, dangerous, polluting 10-lane highway that cuts off the entire city from the lakefront and kills the vibe. I would err on the side of activating any parking lots into a more productive use.
If you ride a bike often, do yourself a BIG favor and buy this horn! I only use it for people in vehicles (lil’ bell for everyone else) but it works so well. Especially in rain/windows up where bells and yells won’t be heard.
I’d been looking for ages for something like this.

making the Western/Logan intersection 100x safer and less sketchy, I’ve been able to access loads of businesses off Elston I couldn’t before- without using a 4,500 lb car 🌍
Did a quick proforma exercise to see who could afford rent in a new 3-flat where the developer made no money, used loans to finance it, hired a property mgmt co., and saved enough money to maintain the building properly over 15 years: Only ~160% AMI households or above

Bus bulbs are awesome, probably the most cost effective street upgrade. Double as curb extensions and significantly speed up bus exiting/boarding/merging into traffic

I was confused by this, odd/vague comparison- MTA and MBTA both have multiple suburban rail lines. Comparing RTA (with Metra and Pace) not CTA would seem to make more sense
End. Aldermanic. Prerogative!
DPD/CDOT review is plenty. And they will have a well thought out set of design guideline standards (via the Milwaukee ave study) that could easily be used across most of the city to assuage aesthetic concerns

Good luck finding a suburb/city willing to pay for a new stadium- gone are the days.. Hopefully-and more likely- there’s a push to redevelop the vast sea of parking lots
Today, we, the Alders who share Western, are also sending a letter to Mayor Johnson, CTA President Dorval Carter, and CDOT Commissioner Tom Carney requesting a study regarding the establishing of a Western Ave Bus Rapid Transit!

@ctaaction
Proactively upzoning especially. Because it’s the most real “cutting the red tape” as you’re going to get. To voluntarily give up influence on development is admirable
@OmariJHardy
It’s low hanging fruit and should re-introduce older & existing (cheaper) housing back to the market. I think the stipulation on owner-occupied is a fair exemption
@Dennis_Rodkin
👎 IL needs to copy MA’s proposal- requiring all towns served by trains to upzone within 1/2 mile of stops or lose state funding. Old heads love talking about their kids/grandkids but most won’t allow the housing and climate-friendly solutions to support their futures
@FuckCarsReddit
(Good) planners in the US often find traffic engineers frustrating because all they care about is throughput of cars, not safety or comfort of other road users
What a shame the old Father & Sons in Logan is getting redeveloped into a 1 story building w/ Federales the tenant.. I had much higher hopes for a denser mixed-use, maybe even a public plaza. A wasted opportunity.
I think this is a scoop: Federales got a permit to build a new restaurant at the site of the former Father & Son restaurant parking lot, across from Estereo.

Please, please stop allowing West Loop neighborhood orgs/alders to force developers into more parking. It’s environmentally, safety, and traffic irresponsible & decreases affordability. Downtown is for all chicagoans
@rice_rust_belt
Good point until you glossed over the millions of working class people in NYC and LA and mischaracterized the cities. Yes, they are more expensive and in NYC you will get a lot less space. NYC is also less car dependent than philly or chicago (💵 saver)
@mrdowntownchi
@SouthSideKyle
@JGrantGlover
A new building that offers limited/no parking is not going to attract as many tenants who “must” own a car. In areas where parking is perceived to be easy and where there is little nearby transit, it will encourage more local car ownership and traffic
I’m on the DOH 5-year plan steering committee, which starts its process next week. The areas of focus are:
* Affordability without subsidy
* Data and reporting transparency
* Homeownership on S/W sides
* Link housing and transit
* Racial equity lens

Everyone who pays taxes pays for roadways - which cost money to repair only because of vehicles (weight). Vehicles are also the only things that make roads dangerous, so you may as well get a license for walking too

you don’t have to speculate anecdotally, the answer (NO) has been researched & known globally for some time now. I got your follow up article: “Is not updating your business model in 20 years (despite the rise of ecommerce) bad for business? “

The report spells it out. Heavy rail (they study a LIRR type train) would require new tunneling bc of width and avoiding ground level 3rd rail. They fail to really discuss the many iterations of heavy rail and what would/not work
@ChiBuildings
Because it’s in the middle of the road and under the track- my guess is that they need to temporarily shore up the track structure as they build and connect the platforms- and these are the footings for the falsework

GI Bill + Redlining + Complete Disinvestment in Transit + massive scale Mortgage & Insurance Fraud +Destroying entire neighborhoods for highways = This.
USA has not cared about its cities since they stopped supplying the Allies’ WWII war efforts
@RezaC1
False, we have yet to find a mode of transit more efficient than biking. Given a comparable level of infrastructure (parking + lanes), driving is both slower and less convenient during peak urban travel and most trips under 3 miles (which is the majority of trips)
Was pitched to redevelop this site @ 4058 Melrose, 6 story brick + attached 2 story last occupied as a hospital in 2019. Turns out it was demo’d by the owner who is trying to sell as a “ground up”… ☹️
@ChicagoDPD
needs an adaptive reuse strategy to keep this from happening..
@itskylelucas
On the flipside- tickets/sales at museums are only a fraction of the annual funds generated to operate annually (much being fundraising). Not to say I wouldn’t have wanted a more transparent process, but with PR/future tourism in mind there is nuance to the discussion

Absolutely splitting hairs. The Bronx (yankees) would be a “downtown” in just about every other US city. Whether or not the immediate area is surrounded by office buildings is irrelevant
@AJManaseer
Yes- spend enough $ on mass transit so we start approaching the standards of a developed country. Otherwise people will continue to clog up roads
@MarketUrbanism
Yes- Murphy/NJ drivers need to drop the sense of entitlement to lower manhattan. NYC is literally in another state. It makes no sense for people driving there from yonkers and long Island to be subsidizing NJT
@LynnBecker
Getting a significant and long term Community Benefits Agreement out of the city’s most notable institution and reducing their max # of concerts per year seems like a great compromise and a smart cultural & economic decision
@nzettelplanning
But that’s not remotely practical. Alders are the disproportionately influential gatekeepers at the moment. Blanket upzones would go a long way but those still don’t change the underlying math & risk statistics that developers are bound to
@JGrantGlover
The tire marks are pleasantly validating that these barriers aren’t crumbling like some of the ones previously on Milwaukee ave! I just don’t understand why they put them so close to the bl rather than the car travel lane (esp. under the overpass)

Important to note delivery drivers have been riding ebikes in nyc for over a decade, many of them are DIY setups. As with anything DIY, electric, and exposed to wear and tear- electrical fires are a risk
