@jonpbaker Equity in a primary residence IS NOT real net worth. Just for the reason you explain here. You can’t access that equity unless you want to be homeless or trade down (which very few ever do). The cost to move often exceeds any equity. It’s just a non factor for net worth.

@TripleNetInvest I recently visited several spots in CA. I was expecting San Fran to be awful but where I stayed (Ghirardelli Square) it wasn’t bad. Los Angeles on the other hand was beyond terrible. I don’t know why more people aren’t talking about LA. It’s in absolute, catastrophic, decline.

@JoeCassandra There is absolutely no catalyst for a crash. The majority of homeowners are locked in to low interest mortgages. Job growth is strong. A more likely scenario is that rates drop and prices spike up. Now is probably the cheapest you will buy a home in a lot of markets.

@theficouple Let’s say you want to cash out. You sell your house and now you have $350k but no place to live. Most people roll that into a bigger home. Equity in a home typically only gives you more debt (heloc, bigger mortgage,etc). Your home is a liability not an asset.
