Bad tenants will try to provide fake landlord references (their friend, brother, etc.) When I call a landlord reference, the first words out of my mouth are always: "Do you have any vacancies?" If it's not a real landlord they will be caught off guard and likely slip up.

The NAR settlement is overblown. If sellers opt not to pay a buyers agent, the buyer will pay the commission instead of the seller. Listing prices and offers will adjust to reflect this. At the end of the day it's not going to matter all that much.

When screening tenants, always look at their car. Is the inside piled high with trash or kept clean and organized? Do they take care of the vehicle or is it falling apart? The way they treat their property is a good indication of how they will treat their home.

As a property manager, late fees are one of your best tools. During move-in, clearly explain your late fee policy and let tenants know that you strictly enforce the policy, no matter what. If they are late, don't waive the fees. This behavior trains tenants to pay on time.

My #1 rule of real estate investing: Always buy with a margin of safety. I buy properties for no more than 80% of fair market value. Having 20%+ equity from day 1 is a wealth builder, but more importantly, it provides a safety net to handle a down market.

People are overreacting to the NAR settlement. The economics of deals won't change at all. Simply write offers to include the economics you want. Want to pay your own agent? Do so. Want your agent paid out of closing proceeds? Write it in the contract. No biggie.
