Yep. I’m in same position in my 50 unit deal in Napa,ca. no amenities. So I’m adding things wine fridges, cabinets in closets and skylights to compete. Prob 3k per unit added cost. If it adds $25/month in rent - that’s a double.

Several things great about this design :
No shower doors, no threshold to shower, hanging vanities, lights that aren’t sticking out from the walls or dangling from ceilings. Clean and restful! People love those feelings in bathrooms

Great thread! Your analysis is spot on about Petaluma and Santa Rosa. And def use side streets not “bike route” streets in Santa Rosa. I’ve gotten flats from all the garbage on the shoulders of the major streets they route bikes on
