@Jack_Raines It is actually worse -- most of the "college is a waste" crowd actually got a degree and a 6-figure professional job. Then in their 30s/40s/50s they find a venture (real estate, business ownership, etc.) that doesn't require a degree, now it's a "waste."

In my town, builders do this thing where they buy an empty lot and build a house. The buyer gets a house and a $1k-$2k/month mortgage. The seller makes a small profit and does it again. Why aren't more places doing this? 🤯

@barstoolsports Spot on. Teams like St. John's and Oklahoma can make an argument they belonged in the tourney, sure -- but they also lost 9 (St. John's) & 10 (OU) conference games. It's really hard to say you got "snubbed" when your conference record is ~.500 (or even below).

@AlexLathery The best builder in my town has no website or email. I offered to build him a website for free and he declined -- it is a point of pride that he has never needed to "market." I think that mentality prevails among blue collar folks age 50+, so I disagree that it's a red flag.

(Also there is an Amtrak line running from Lawrence, KS to Lee's Summit, MO and beyond which you left out...).

My cousin went to a new dentist for a checkup. He said she needed a $26,000 deep cleaning and 39 root canals @ $7,000 PER TOOTH. She vacationed in Somalia & dentist there said she only needed 19 root canals. Total bill = $1.13 🚨 Name a bigger scam than the dental industry 🚨

@rohindhar To be fair, you could've made this same argument 30 years ago, when houses were $300k @ 8% interest and rent was <$1,000/month. Renting was the smart thing to do, except you're still renting (at $4,000+/month) while a homeowner just retired his mortgage.

@mhp_guy The "conservative" (under-diagnosing) dentist will always be loved during a 2nd opinion. FWIW of all the dentists I know, the guy that is the most skilled at root canals has been inadvertently underdiagnosing decay for decades, trying to be conservative and a "nice guy."

@realEstateTrent If anyone would like to join reality here... $285,000/year places you in the top 25% of dentists that own their practice. There are 0 states where the average dentist makes >$265,000/year. But yes, making $1M is easy. Just answer the phone and greet patients with a smile.

@ClintFiore Clint, this is such a a good point. For every serious, legitimate buyer, there are probably >10 that will e-sign an NDA just to get a look. It makes perfect sense to filter people out. It's the right thing to do if you're serious about protecting sellers.

The strangest thing about being a dentist is recognizing someone's teeth more than their face. Somebody mentions Dave or Cheryl and they're not familiar to me whatsoever. Then I see a chipped filling on #29 or a retained primary tooth and it's like, "oh yeah I know this guy."

@blogbizznass This is a good tweet (and kudos for actually using "unpopular opinion" correctly). The only flaw I see with your logic is that Google's generative AI answers are plagiarizing publishers. It's within their rights to cut publishers out, but not while stealing their content.

@jonpbaker RE: housing prices The trend in suburban Kansas City is to move to Denver/Boulder after college, then begrudgingly move back to KC suburbs in early 30s once baby comes and you wanna buy a house. Pretty typical among middle-upper class suburban dwellers.

@NicheDown @baldridgecpa TBH these "tax savings for biz owners" discussions always fall flat because most of them rely on misrepresenting expenses, and CPAs won't say it publicly. The "savings" are just charging personal groceries, commuting costs, vehicles, gadgets, etc. as "business related."
