@GRomePow We’re up about 30% inventory in my so-cal coastal metro. Still relatively low inventory. People think that 6 month supply of homes is a balanced market, but in my area, when we corrected the data, we found it to be a 3 month supply of homes is balanced. I’m so ready for this.

The old adage in real estate is that a 6 month supply of homes is a balanced market, that’s false. Those calculations were calculated using withdrawn/on hold listings. When revised using only actives, a balanced market is actually a 3 month supply of homes.
