Summary:
Toronto is spending *years* to re-legalize what was once legal by right (over 50 years ago).
The neighborhoods that inherited the built form of a city once allowed to grow up to medium density are now considered its best.
We once allowed four story apartments to be built on residential streets.
And they’re beautiful. Exactly where they belong. Not confined to an avenue or transportation corridor, but in the community itself.
British Columbia just changed its building code to allow single-egress buildings up to 6-storeys.
We are glad to see at least one provincial government take supply reforms seriously. 🥲
Today, I updated the BC Building Code to allow for Single Egress Stair (SES) designs in low- and mid-rise buildings.
By allowing SES, we will boost our housing supply and create more options for families who need larger layouts and designs.
👉🏾
🧵[1/4]
Opening up the greenbelt is not a long-term solution to the housing crisis, does not increase the supply of homes where people want to live most and is a distraction from the real reforms that are needed to end the housing crisis.
We will have more to say soon.
Toronto will fail on housing without SIGNIFICANT CULTURE CHANGE in city planning.
City staff reject 1117 Queen Street W for not being “appropriate within existing context” even though it preserves the heritage building.

The item as amended CARRIES 18-7. Multiplexes WILL BE LEGAL IN ALL OF TORONTO. Without FSI maximums. With permissions to make them feasible. (Pending appeal by residents associations).
If you’re a
#Toronto
city councillor, you have one big job today: legalize multi-tenant homes city-wide.
Multi-tenant homes are a critical affordable entry point to living in our city for students, young couples, and new Canadians.
Canada will make 30-year mortgages available to all first-time buyers and to buyers of newly built homes as embattled Prime Minister Justin Trudeau tries to win back the approval of younger voters
They are homes for thousands of people during a housing crisis close to infrastructure everyone has paid for.
Please, media, stop featuring the opinions of the house-rich as the only valid stakeholder, and consider speaking to those in housing need about what they think.
Just in time for elections this fall, we're launching our Municipal Platform - "THE BIG 5".
Over the coming weeks, we will endorse candidates we believe most willing to make abundant, attainable, and affordable housing a priority.

We're here in the Toronto City Council chambers, where they will vote today on ending the apartment ban on 2/3 of Toronto's residential land.
It's time to legalize multiplexes (hopefully).
We will be live tweeting in this thread when debate begins.
We have to stop listening to residents associations.
They do not care about good planning.
They do not care about future residents.
Their entitlement and shamelessness knows zero ethical bounds.
Multiplexes belong in neighbourhoods. Just like walk up apartments.
The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population.
Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.
Today, City Council will consider a motion from

Unfortunately, given the lack of commitment to systemic reform, we are calling on

Doug Ford’s attempt to cover up blatant corruption on greenbelt land by invoking the housing crisis is pathetic.
It’s an insult to the intelligence of the public.
The HATF provided 55 recommendations. This government has committed to just 3 of them. An enormous failure!

Can’t afford a single family home in Toronto? Well, they don’t think you belong in the neighbourhood. Enjoy living next to pollution.
If you are a young person, a renter, or a blue collar worker dreaming of life in a low rise neighbourhood.
Doug Ford just squashed your dreams.
@fordnation
’s Ontario is not a place to build. It’s not a place to grow.
It’s a place to be born to rich parents.
NEW: After lots of internal deliberations about fourplexes (four units as-of-right) province wide - Premier Doug Ford shuts down the effort.
Ford says that’s “off the table for us” largely because there would be push back from residents.

's survey today. Time is running out and this is what we're up against!
Edmonton now permits at least 8 units and 3 storeys on every residential lot with 0 parking required. This should be the bare minimum for every Canadian city.
Ask your city councillor and staff: why can Edmonton do it, but we can't?
There is not a single residential property in Ontario where these multiplexes should be illegal.
Next Monday, vote for leaders who will legalize them everywhere.
Should the province open the Greenbelt, what can YOU do to protect it?
Say YES to dense housing in your backyard. Tell your city councillor and MPP that you support common sense zoning reform, including in your neighbourhood.
Not only does exclusionary zoning enable wealthy residents of low rise neighbourhoods to drive up their home values, they also get to hoard the infrastructure we ALL pay for.
It’s time to welcome More Neighbours into more Toronto neighbourhoods.

It’s time for Ontario to legalize Point Access Blocks, or “Single Egress” up to 6 storeys, and ideally 8.
For too long our unwillingness to change, despite modern advancements for fire safety, has held bad a key reform.

We often hear from NIMBYs that they oppose new housing because there is not enough parking, services, or infrastructure.
But when you propose new services, like daycares and doctor’s officies, NIMBYs oppose it too.
Our society must stop catering to these voices!
People are opposing a new doctor's office from coming into in my neighbourhood because they think it won't have enough parking spots.
And people ask me why I hate it here.
If you live in Etobicoke, please consider signing up to support the clinic.
Absolutely ridiculous.
Reform to the CoA processes cannot happen fast enough.
Not sure how Toronto gets to an end of the housing crisis when applications as moderate as this one are rejected.

This is an unacceptable statement from a GTA mayor with a history of contributing to the housing crisis.
No GTA municipality should be able to weaponise urban planning to champion exclusion and no GTA municipality should be able to say not in my backyard to all midrises.
There should NEVER be a 12+ building in Aurora. We can meet & even exceed provincial housing growth targets in our town by following our OP & height restrictions. Growth & intensification are welcomed but must meet our OP & be appropriate for our Town.
The city of Toronto declared “housing is a human right” and then couldn’t even legalize multi-tenant housing.
Words are not actions, and we need a lot more from our city, province, and politicians to end this crisis.
The federal government has removed GST from purpose built rentals. This is a huge step!
And acknowledges we cannot keep taxing new housing as a sin.
We must demand Ontario follow suit.
All levels of government needs to embark on substantial reforms, like this one.
BREAKING: The Trudeau government will remove GST from new rental construction effective today, according to a senior government source.
The move will be part of a suite of measures the government will unveil today to address affordability. More here:

CITY OF TORONTO OFFICIAL PLAN:
“We are doubling down on our policy of increasing our city’s geographic inequality by demonstrating that we’ve learned nothing”
Wealthy neighbourhoods will get new parks and trees but accommodate little growth.
In 2022, we called on the provincial government to increase density around Toronto's transit stations. Two years later, we find out that
@fordnation
himself has shelved this policy.
This is Doug Ford's housing crisis.
NEW: Ontario’s ministry of housing worked on a detailed plan to intensify development around transit stations, late last year.
Then in the Spring, the plan — welcome by housing advocates — was suddenly derailed by the Ford government.

Toronto NIMBYs are simply deranged. It’s time to ignore them.
“Eurodale’s co-owner and production manager, Jim Cunningham, says the adversaries — “30 people with pitchforks” — told them “off the record” they “don’t want renters around them.”
This is an amazing story and a great model.
What’s not lost on us is the following: if the United church can do mixed income rental with market supporting affordable, couldn’t the government do the same with its own properties via a public builder?
Municipalities and now, the province, have decided that the only place young people and new immigrants will get to live is cordoned off high density areas.
Because god forbid a boomer homeowner should live next to a fourplex, that would be just too much.
MNTO is not just that group in their 20's that show up at council; a lot of us are 20s, 30s, and 40s+ who are afraid that people we care about won't have a place in our communities b/c gov't won't build the housing we need NOW.
Holding leadership accountable is the first step.
Let’s be blunt: This is true NIMBYism.
Opposition to housing and change, mixed with kind sounding words and political jargon to mask the shameless self interest in the position itself.
Oakville will never do the right thing left alone. Reform must be provincially driven!
Statement on the Housing Accelerator Fund By-law

Bonnie Crombie wants to force four-storey buildings in every neighbourhood. She thinks she knows better than every single mayor.
I believe in working WITH mayors to build the right homes in the right places and rewarding them for their success. That’s how you get it done.
If you think immigrants and international students are *The Problem* causing the housing crisis, please unfollow us.
The same systemic failures are failing them too. We can build more homes and create a prosperous Toronto with ample opportunity for everyone.
New data from
@CityPlanTO
on garden suites shows that the most requested minor variance is for the angular plane.
Mandating an angular plane for garden suites *towards the owner's own backyard* was unnecessarily heavy handed from the get go. We shouldn't wait to fix this.
Build more non-market housing.
Build more market-rate housing.
There is no conflict between these positions. Leaders who say otherwise are not interested in ending the housing crisis.
The Federal Government and
@liberal_party
can do far more to end the housing crisis than they are letting on.
While we’ve focused on the City & Province, where laws around planning are controlled, the Feds have used the same reason to take a back seat.
That’s wrong. A 🧵
Doug Ford just admitted he's the biggest NIMBY in all of Canada, so let's be super clear:
Fourplexes are not towers. They won't hurt anybody. In fact, they're a crucial part of solving the housing crisis.

Press Release - Ontario Bill 109
Today, our government and
@SteveClarkPC
are choosing to continue with inaction on addressing the housing crisis.
We didn’t expect everything. But we hoped for much more. We are very disappointed.
The political inaction you’re witnessing in Ontario today is an endorsement of the housing crisis.
We will have more to say.
A few “good things” does not make up for the damage of delaying urgent reforms once again.
We have reached a consensus on multiplexes.
@CityPlanTO
found overwhelming public support to legalize them and to provide additional height and density to make them viable.
Stay tuned for an action alert to take multiplexes over the finish line.

Toronto is looking to allow townhomes and small apartments on some Major Streets.
Do they really need a 30 unit cap when there are height+size limits?
Some people seem to be forgetting this is a housing crisis. Support the suggested MNTO changes here:
We’re not sure who needs to hear this but
1) Changing rules to build more market housing supply
2) The government investing directly in building non-market housing
3) Taking measures to curb speculative money causing even higher demand
Are all solutions (and don’t conflict)
Imagine being unable to grasp that the cost to build housing and housing affordability are related.
We don’t just advocate to make building homes less expensive. We want a public builder. We want to house every homeless person as a right.
We want TO to do so much better.
Ever heard developer say: “That tax/fee for my project was just right.”
Me neither.
YIMBYs r a combination of ppl on the Real Estate industry payroll & ppl too dumb to know that the only folks who say these things r being paid.
Developers r laughing at them from their yachts.
We are still waiting on all Major Mayoral candidates to articulate their vision for the future of housing and affordability in Toronto.
Our goal: paint this map green to end the geographic inequality and affordability crisis created by a 50 years of bad planning.
PRESS RELEASE: Ford Government Prioritizes NIMBY Interests, Compromising Affordability and Betraying Future Generations
“Doug Ford told the future of this province that the housing crisis is here to stay and that prosperity is best found somewhere else.”
2022 is THE YEAR pro-housing politics ascends in Toronto and Ontario.
Politicians will LOSE votes for plans that aren’t bold enough.
It’s time to build a inclusive city and province, begin the end of a generational housing crisis, and build the future we all aspire to!
We are calling for a media moratorium on featuring well-housed millionaire schmucks and their dumb opinions on housing until we figure out what the hell is going on.
The Federal Government to Ontario:
STOP DRAGGING YOUR FEET
It’s about time the federal government put real carrots on the table to motivate the province into real action.
These demands in exchange for $ are totally reasonable. No more free money.
NEW: Weeks after Premier Doug Ford ruled out 4 units as-of-right across the province, the federal government is launching a $5B housing fund for provinces if they adopt the fourplex policy.
Ford now has until Jan 1, 2025 to change tracks to get the funds.
#onpoli
The housing crisis happened so fast that many underestimate just how bad it’s become.
In 10 years, the expectations of an entire generation have been shattered.
Yet our leaders are trapped in 2012 thinking about growth. Time to build more homes.
Here’s what we’re trying to get everyone to understand.
The rules in Toronto create a ridiculous unnatural urban fabric. Towers and single family homes only. We need to legalize gentle density everywhere and allow more organic growth.
British Columbia is going hard on implementing the recommendations from Ontario’s Housing Affordability Task Force Report.
We wonder when Ontario will? 🧐
We need innovative solutions and new tools to tackle this housing crisis. 🏡
That’s why today we announced B.C. is creating new pre-approved residential designs for triplexes, fourplexes and laneway homes.

It doesn’t matter what the consultation process is for in Toronto.
Whether it’s for new buildings, or pedestrianizing public space, city staff and councillors always conclude with less change - even if Torontonians want more!

Incredibly upset by the negative reaction to our ‘big-tent’ tweet about different ideological perspectives working together to end the housing crisis.
Many of you don’t realize that you’re a part of the problem.
Tell them to:
- End the apartment ban and permit at least four units in four storeys in every existing neighbourhood.
- Legalize midrise apartments as-of-right along transit, including bus routes.
- Say YES to high density apartments as-of-right near rapid transit.
Just one week ago,
@fordnation
was blaming municipalities for low housing starts, saying they "don't want to build."
Today, he's saying municipalities know best.
Which one is it?
Premier Doug Ford, whose government has set a goal to build 1.5 million homes by 2031, says he “doesn’t want to dictate” to municipalities where they should build.
The government shelved a plan that would have intensified land around transit stations in the GTA.
#onpoli
The real cause of the housing crisis are politicians unwilling to act on policies that will benefit young, new, and left out Canadians even when they know it’s they right thing.
Our leaders are captured by do nothing, study-to-delay attitudes that block progress.
Yesterday, the city of Toronto made progress unlocking our major streets to allow for buildings 6-storeys and up to 60 units (with built form restrictions) by-right.
Thank you to the hard work of
@oliviachow
@BradMBradford
@gordperks
and others securing this important reform!
Today, Council passed a plan to allow much needed new homes on major streets throughout the city.
It will allow more folks to call Toronto home and create vibrant, livable neighbourhoods.
When we say yes to having more neighbours, we create a more caring and welcoming city.
