Residential agent called asking if we would sell a pad site in one of my projects to a daycare. I asked him to submit an LOI, and he sent me a letter with his buyer explaining why they intend to buy the site.

1.Throw the script out and be a real person. Every other person cold calling is working off a script. Have an outline for the call and be up front as to why you’re calling, but let the conversation flow and look for opportunities to ask open ended questions.

6. Casually ask for the business again at the meeting. 7. Ask them when you should follow up. This is the easiest way to give your self permission to follow up, without being annoying.

Offer up solutions to their problems, & when possible do it in the form of a question. “That’s interesting. Have you ever considered xyz solution?” The more you can be the solution to their problems, the more $ you will make. This can be as simple as recent market activity.

@realEstateTrent Google earth! I’m such a nerd on there. Scrolling back to old aerials to see development trends, comparing the tenant mix on street view to current tenant mix to get a feel for turnover, checking parking lot usage. The uses are endless. Use it a bunch for fishing and hunting

Even if you don’t buy/work on their deal they can always send you referrals, and you’re 10 steps ahead of the competition when they eventually decide to sell. The less you talk about real estate, the better.

I’m sorry, but if you can’t even mark up an LOI, we’re having to explain what common deal points/language mean, and were doing all the work, we’re not paying you a 4% tenant rep fee because you heard it was market for commercial. This is why commercial agents get frustrated

@realEstateTrent The most effective thing I’ve found in my cold calling is sincerity. I talk to owners like we’re old friends, offer help wherever I can, ask to take them to lunch. No scripts, no hard sell. It’s surprising how often it works.

I was taught to cold call like most – “Here’s how you find phone numbers, here’s a script. If you want to make $100K, you need to make X dials. $200K = Y. $300K = Z.” It’s a numbers and tenacity game, so be efficient. Add the no’s to a drip campaign and move on.

You don’t always have to be the highest offer to win the deal. If a seller is certain in your ability to perform and that you’ll be easy to work with, they’ll frequently take a little less. This applies to everything from #cre to boats. 😎

@ProductStrat3gy We had an appointment scheduled to get vaxxed. My wife’s good friend is an ER nurse and texted us to not get the vaccine; that she had seen a crazy increase in 20-40 year olds admitted with major heart issues and strokes. The only commonality was that they were all vaccinated.

Portillo's is a pad user to be on the look for across the sunbelt. They opened 12 locations in 2023, and have another 9 new stores planned for 2024. They put up big numbers with an AUV of $9.1M. Link Below -

Today was my last day in the office for 2021. 21’ pushed me to stretch my mental limitations. Highlights of the year included breaking my previous records on list price three times, closing the largest transaction of my career, and increasing my closed transaction by 50%.

@White_RhinoCap @realEstateTrent Foot traffic, or at the time number of curbside orders. Their average sale is north of $100, so we were able to extrapolate a pretty high rent to sales estimate that the broker didn’t dispute.
