Just Ask; You would be surprised how often the landlord is willing to sell; lot of times they have other debts that need to be paid off in the upcoming 6 months. The right offer at the right time can be a win-win for both parties; it happens all the time by the way.

Only 8% of cars in Cali are EV and the grid is still falling apart. Imagine when all cars are EV. Charging at night is meaningless; the sheer # of cars coming in 2035 cannot be handled by the grid. Period. You can put any lipstick on it but a pig is still a pig!

I am buy and hold and doing well (mostly because of inflation) but I am in a tier 3 market. I have been buying more in tier 2 markets in the last couple of years - and yes, they are better (both cash flow &appreciation)
