The best commute to work is 15-20 minutes. It gives you enough time to listen to a podcast/drink some coffee before getting to work. A 45-minute commute takes way too much time out of your day. A 5-minute commute and you go from home to work without time to mentally prepare.

@rajatsonifnance The biggest thing with real estate is that you never fully own it. Also, for the most part, property tax & insurance are out of your control. If they go up, it directly eats into any cash flow that was once there (this is currently happening to many investors).
