One thing we often don't think about when it comes to high cost-of-living cities like New York and San Francisco is that urban living — while it can be quite expensive — is paradoxically quite economical compared to suburban living.

Last year I ran a rent & invest vs. buy analysis on a $500,000 home with a 3.99% rate & national averages for everything else. The difference in outcome was very close, almost to the point of being negligible. Ran it again today with a 5.65% rate and renting won handedly.

It's easy to forget that "an average 7% rate of return" doesn’t necessarily mean it’s risk-free. The volatility we feel when things go 📈 and 📉 is the price we pay for those annualized 7% returns, and we only get ’em if we hold through the turbulence. 🌪️
