rolled the dice and it payed off phase 2 found soil contamination seller refused to extend DD because the neighbor was waiting with backup offer i close anyways. 2 weeks later i’ve got no-further action letter from EPD and the property behind this station under contract.

Took the kids to Telluride for a few days. no plans, didn’t spend a ton of money, and didn’t even ski, but we had an amazing time showing the kids snow for the first time. So thankful for my family!
