This is one of the fundamental issues with I-35 in Austin. TxDOT wants to build a bigger, louder, wider highway right through the center of the 10th largest city in America. How could they possibly think the project would be popular?

One of the things DOTs most fail to understand is how awful highways are for people outside of cars. They are incredibly loud, ugly, unpleasant and feel hostile and dangerous. Nobody wants to breath, bike or wait for a train in the middle of a 10 lane freeway.

Last year, nearly all of Austin was rezoned to allow childcare, & we removed parking mandates. Now we see a Spanish immersion school opening on a single-family lot in the middle of a residential neighborhood! Great work from @VanessaForATX & Council on childcare zoning reforms!

Single-stair apartments, like this one in Seattle, allow for 20 housing units on a lot that used to contain one single-family home. We need to legalize apartments on small lots so that we can build more missing middle housing with beautiful floor plans! (B9 architects)

This is directly across the street from Twin Oaks Library, around the corner from a top AISD Elementary & steps from Thai Fresh, Bouldin Creek Cafe, etc. Site easily could have been a duplex, or house + ADU. Instead its a $1mil+ property that will likely sit empty for months.

This is a underappreciated stat. Since the start of the safety improvements on Barton Springs Rd, there has been a noticeable difference in how cars & peds interact. Slowing down cars through the area has made it much safer to walk, cross the street, use the bike lanes, etc.

6/ It's not just that speed kills. It's that speed also changes driver behavior. For instance, the higher the speed of a vehicle, the less likely the driver is to properly yield for a pedestrian.

This summer I got to see a great plaza in New York City that combined reclaimed walkable and bike-friendly streets that encouraged business growth like restaurants and music. This was downtown Manhattan and vehicles still moved quickly during rush hour.

So, minimum lot size reforms (1) produces a big number of new housing units (2) makes the units built more affordable (since buyers are purchase less land) & (3) provides real climate solutions for growing cities. Tell me again why we can't have this in Austin, Dallas, etc?

Between the 2016 @austinmobility bond, @ATP_org #ProjectConnect & @austintexasgov #visionzero , South Austin keeps hearing about bike/ped safety "improvements" and "road diets" but after 10+yrs this ⬇️⬇️ is still very much our reality

Austin has too many car lanes, as a South Austin resident this particularly stands out to me in South Austin although it's a problem everywhere. From Central to South Austin we essentially have 5 highways (2 actual highways + three stroads with 4+ lanes, marked in pink)

Honestly, we undervalue how much the narrative around housing in Austin has shifted over the past few years. Thanks to writers like @jamesrambin @AKMcGlinchy @daustinsanders @JackCraver & others, this type of coverage is now the outlier, and thankful not the norm.

Reminder: Planning Commissioners are *unelected* volunteers, yet somehow these folks feel entitled to call out the efforts of a CA State Senator? After attempting to undermine an affordable housing project & being put on notice by the CA Gov.? This needs to become unacceptable.

Thanks to state law, Half Moon Bay commissioners were forced to advance an affordable housing project for senior farmworkers last week. Immediately after, they assailed #AB2560 , a bill to strengthen those state laws, as "a disaster" and "a significant threat" to the community.

All of which is to say, South Austin mobility has gotten a terrible deal over the last +10yrs: faster cars, more accidents, very limited bike/ ped improvements and no long term, cohesive plan for the area. Residents need #atxcouncil to do better for our neighborhoods.

Sincerely wish that communities across the country understood just how much housing is denied/removed/ delayed by local Planning and Zoning Commissions. While this case is particularly bad, there are basically 1000s of similar situations in cities all over the US.

I appreciate the Governor publicly pressuring the Half Moon Bay planning commission to approve this apartment building, but is it too much to ask to simply eliminate the ability for planning commissions to veto housing? Like why are we putting up with this?

This! Time for USDOT to push state agencies to improve urban roadways. Cities across the country are stuck with car-centric, dangerous urban streets & few options for improvement b/c they *legally* can’t make common sense changes.

As I expected, this street is owned not by the city of Nashville but the state DOT. Maximizing an asset like this for pedestrians is outside the mandate, culture, and funding structure of most state DOTs. It’s akin to outsourcing kindergartens to the Department of Corrections.

In case you think we have "fixed" housing in Austin, we are *nowhere* near the fee level and speed of permitting in Houston. => $2k in fees & >40 days for approval of 4 units of housing on a small lot should be the standard we strive for in every Texas city.

Houston lowered their minimum lot size to less than half of Austin's and allowed townhomes to be built by right almost 20 years ago. Today? There are over 250 townhomes for sale for less than $250K in the city limits. We don't have to reinvent the wheel here.
