I feel like an OG of CREI for those of us that went Lake Tahoe. Finding them put me on the map early in my career and let me connect with the right people.
The CCIM portfolio submission requires at least 45 documents including notaries and affidavits and then a review process. Even case studies on each transaction. Not a bad thing to get in the 6% club but I've never heard anyone mention this in CCIM reviews🤣. It's quite extensive.

NYC is an energy lift. I trained for an ironman there and now I live in North VA and it's tough to get the same level of motivation when not in the best city in the world.
I have a resi agent updating me at midnight on a commercial deal. We will have a lease by Friday and engaged last Thursday. She's made some errors but at least she knows how to get shit done

Asks 50 questions and then has his friend attorney review the lease and ask the same questions all over again.
Brought a client to a broker ready to move in immediately. I thanked him for paying me in full upfront with my last client. He said, "we did that with the hope you'd bring us another deal." Smart man!
I always respected how direct the military was:

Some people say they get ghosted in tenant rep and I'm like "that doesn't happen much to me." Then tonight I get fired by a client at 8pm. It's not always our fault it's part of the business. Can't please everyone.

Resimmercial agent finishes a deal in 30 days and sends out commission check days after the lease is signed and updated me all along the way.
Exceptional because she listened and responded quickly. This was a long term lease too.
Three problematic deals this year;
One client fired me
One "client" used me
One broker had me negotiate an amendment and deal extension for an upset client and refused to pay or advocate for us to get paid.

Half on signing and half upon move in. You get screwed doing anything else. Maybe negotiate from permits of LL /developer is a savage BUT ask for paid in full at that time bc it’s a broker concession and not market. That’s a mistake I made before.Time value of money/added risk

. Good thing I had a longer layover because despite having vaccine and booster card I needed a rapid test to go Greece . Basically the new tourist tax.
I will say staff was nice to me and got it done quickly.
Saw my buddy Faraz today at a broker meeting. He's doing big things for CRE as well as being a great brand ambassador for CCIM and SIOR.

Had a tenant call me Monday needing space.
Tuesday my teammate sent a survey out and scheduled tours for Wednesday.
Wednesday they tour and liked a space and got an LOI.
Today LOI was signed and now in lease phase.

🤣 I commuted 90 mins each way from jersey to NYC when I started working. You learn to take the train and keep yourself busy. Driving 90 minutes each day to work would be a different story
I don't view brokers as competition. I want to do deals with them. We are a source of information, deal flow, and ultimately working together to get a fair deal done. A happy tenant is a better than a disgruntled one long term.
My morning in Cabo:

call to prep for settlement mondays
a wrong commission check amount issued

Despicable. So this person gave a death sentence to three people by blowing them up and he deserves to NOT have the death penalty? How is this possible.
I’ve heard people use terms like underlings and juniors when i think it’s better to refer to them as colleagues. I’ve talked with other agents and the constant this is the “new guy” in front of clients messes with their confidence.
Then again i remember being a private 🤣
I continue to have to tell LL reps that just because you have a two second conversation with a client does not mean you represent the client. You. Represent. The. Landlord. Don't get petty.

Crazy some of the calls I'm getting now. Bn dollar company looking to get in the real estate game. I find that anyone looking for multi-family says they will buy anywhere and have a lot of money. Hard to target everywhere. My brain doesn't work that way.

A good broker team should be able to beat me and my pitch since TR is my main biz.
Disappointed CCIM has such a strong connection with NAR and residential. Another way resimmercial infiltrates and blurs the line in the latest ccim connections magazine.
I had an office tour in MD and every broker was calling to say "are we still on?". Considering they were traveling from Houston yes, for an inch of snow we are still on. One had the property manager go in her place.
Gym closed, schools closed, meetings cancelled. haha
DC area residents have a joke when it comes to snow storms in the area, more than 2 inches of snow shuts down the federal government and pretty much everything else.
I was listening to the weather report yesterday and the reporter said to expect light snow of 1 inch in the DC
