Looking at this payment, a big issue is the “trade down” effect. How much better is it really to live in that home versus a similar starter home?
While yes, it is nicer, at some point the lifestyle benefit is not as significant as the pain of your out the door monthly.

Try dealing with situations day in and day out that require high emotional intelligence to help a family.
Try explaining to folks that are not professionals contract terms and make sure they’re interests are consistently met.

I anticipate distinct challenges with "tower-style" apartments compared to garden-style or two—to three-story group buildings.

Spot on. Market has settled into the new world fairly well. Big builders offering their own rates to combat DTI constraints for first time buyers. Resale has pulled back some towards equilibrium price point.
5-6% is going to create a boom similar to what we saw in 2020-2021
