Greetings,
Notice issued on the commencement of the review of the Karen Local Physical Development Plan. (LPDP)
The LPDP is what guides development in the Karen area and has been in existence since 2006.
#thekarenwewant
Despite Court Orders obtained by KLDA stopping the construction of the proposed Parliamentary Service Commission 14 storey building in Karen, construction continues by Chinese Company CJIC. Is parliament and the Chinese Contractor above the law of Kenya which is Supreme?
The Karen Neighborhood was the first and still the only neighborhood in Nairobi to institute a Local Physical Development Plan (LPDP) in 2005. The LPDP dictates minimum plot size, maximum height of buildings, commercial zones, plot ratio etc.
THREAD
Karen first started as 20 acre plots. The plots gradually reduced to 10 acre, 5 acre, 2.5 acre then finally one acre plots, as the minimum plot size. Some zones in Karen are now at half an acre. Things do change. Development and change however, must be structured!
If
@SakajaJohnson
does not adhere to the Physical Planning Act, and Plan Nairobi accordingly, we will unite and compel the Governor to do so legally.
Lack of cooperation meets resistance.
It’s our City. Not the County Government’s property.
Row Over Nairobi Skyscrapers:
Residents associations reject removal of height restrictions
Gov Sakaja says population is growing and there is demand
There has been an uproar over haphazard high-rise buildings
Gov Sakaja has proposed buildings to go as high as 25 floors
@Bossyator
Various factors play a role in price determination.
Soil composition (Redsoil/Black cotton)
Zone/Neighborhood Association within Karen
Tree cover
Gradient of the land etc.
Land in Karen varies from Kshs 60-80 Million per acre.
For two acres, we are looking at 120-160 Million
@Paul_Muite
Senior Counsel,
@Paul_Muite
the current government of Kenya has planned the same thing at Oloolua Forest, Karen/Kajiado.
They plan to have a Nuclear Waste facility in the forest.
It should be opposed vehemently!
The ELC Court has awarded an Association within Mirema Estate Kshs.5M as compensation for noise pollution by 3 bars and a church operating within the area. Court noted that the loud noise from the establishments have violated the rights of the residents to a clean & health …1/
@SakajaJohnson
, this is Karen’s Local Physical Development Plan done in 2005 that planned and zoned Karen. It’s ripe for review.
A Sessional Paper or Framework Policy is not planning.
Planning is not limited to height of buildings as it seems to be assumed!
Mr President
@WilliamsRuto
, the intention to provide decent housing is noble
However, to live in a harmonious environment, Urban Planning is key and is a County function as per the Physical Land Use and Planning Act of 2019 and not the Commander in Chief’s

We understand the Physical Planning Act! We know the law.
All Karen Residents and stakeholders are requested to fill in the form prepared by
@KLDA_Nbi
via the link below on the proposed Ngong to Riruta railway line, through Karen.
KLDA is not against development. However, development must conform to the Karen Local Physical Development Plan that guides development in Karen of which primarily is a residential area.
Before World War II, Mr. Patel, whose son, Satyan, still runs Karen Provision Stores, handled about thirty customers a day; his was the only shop in Karen then. Mr. Patel was the only dispenser of fuel in the neighbourhood from hand-operated pumps.

Senior, spot on. Physical Planning Act allows for Inter County Government planning. Population growth should not be used as an excuse to develop Nairobi without Urban Planning.

Nairobians and WaKenya at large: our problem is that we forget that we are very powerful. I love the conversations I am hearing and that neighbourhood associations are putting their heads together. I promise you that there is no cartel that can overwhelm us when we unite.

Wrong. Nothing was mentioned to do with Karen.
We know the Urban Planning Laws as per the Physical and Land Use Planning Act.
Such declarations however are not backed by law.
The message delivered loud and clear at Nairobi County Offices.
The MCA’s confirmed there was indeed an issue with Urban Planning in Nairobi that ought to be fixed.
Speaking at the Nairobi Professionals and Residents group demonstration outside City Hall, Kitisuru MCA Alvin Palapala urged Nairobi Governor Johnson Sakaja to halt illegal developments.

Adjacent to the proposed PSC building planned to host government officials, there are Karen residents who have invested heavily in their residential homes.
We are holding tight in matters Urban Planning. The only Neighbourhood in Nairobi with a Local Physical Development Plan.
We remain primarily residential and have set structures to keep it that way.
We however advocate for the same across Nairobi. We cannot live in isolation.
Nairobi is quickly turning into a SLUM CITY because zoning laws have been trashed. Increasingly, there’s no difference between Kilimani, Lavington, Kileleshwa, Westlands and Kayole or Pipeline. Ugly and unsightly 10+ story apartment buildings — some hugging or leaning into each
Neighborhood Associations should make use of statistics to generate data to assist in planning their neighborhoods.
The below

map shows the different households per zone in Karen.
Karen has about 9700 households. Approximate resident population is 28,000 plus

1. Karen is the only neighborhood with a Local Physical Development Plan that controls development.
Development is restricted to low density residential. Height of buildings controlled. Minimum plot size restricted to half an acre minimum.

Karen spans 14,000 acres. 32,000 citizens were counted in Karen-2019 census. There are about 7,000+ homes in Karen, giving the population of actual residents at about 28,000+ residents.

Development must be backed by Urban Planning!
@DonaldBKipkorir
There was a chance to plan Nairobi in 2014 after the Japanese through JICA planned Nairobi and developed the Nairobi Integrated Urban Plan (NIUPLAN). Former Governor Kidero didn’t implement/legalize this plan.
Current Nairobi regime is yet to show signs of Urban Planning!

, simply put, you do not get into the shower first with your clothes on then remove your clothes while showering!
Can planning of infrastructure take precedence? Plan neighborhoods first then develop them?
We agree with you that development is inevitable.
Urban planning determines how land within a city or community is utilized, including residential areas. Helps allocate space based on population needs, economic factors, environmental considerations, and social equity. Reach out to

All Neighborhood Associations in Nairobi should follow the same path and hold their respective MCAs to account on their performance and assist their MCAs.
The MCAs play a crucial role in ensuring service delivery and representation at the grassroots level.

The forest not only serves Karen Residents but is beneficial to all Kenyans.
It is one of the “lungs” of Nairobi.
Thank you to Friends of Oloolua Forest and Karen Residents who protested the allocations!

For deserving entities involved in noble activities including research in gazetted forests across the country, their titles shall be converted into

, One would have thought Urban Planning issues wouldn’t affect a place such as Diani! The infrastructure in place, would it support the subdivisions ? In Nairobi, we are struggling with planning. Urban Planning ought to be taken seriously by County Governments!
Are you a Karen Resident? Are you a KLDA member?
Join fellow resident members on Wednesday 27th March 2024, 5.30PM at Hidden Gardens, Karen, for the KLDA AGM.
KLDA, run by Karen Residents, strives to maintain Karen as a low density, clean, secure, residential neighborhood.
Neighborhoods in Nairobi are also affected by this situation.
Well planned neighborhoods turning into disorganized places in the name of “allowing business” or “hustling”
Neighborhood Associations are then left to grapple with this menace!
A very unpopular discussion, but one day we will have to confront this matter.
Now even people from neighbouring countries are coming to Nairobi to hawk and set up makeshift vibandas, turning our CBD into one big slum!
On Urban Planning, we agreed with officials, Public Participation on development must include Karen Residents. We agreed

ICJ Kenya development on Silanga Road was objected to by residents and KLDA 2 years ago. Today they have a ground breaking ceremony at 2pm, residents on Silanga Road urged to attend the meeting, KLDA will be there.
On the law/orders being applied in regard to Riparian Land in Nairobi at the moment, the same should be applied to ALL areas of Nairobi in equal measure!
Runda residents have formed a crisis committee after 8 areas flooded with people "marooned" in their homes.
But some of the expensive properties in this exclusive Nairobi neighborhood are also built on riparian land - illegally
Karen preserves its serenity by maintaining its trees and forests.
