$47 in one hour. Wow, our neighborhood turned out for my five-year-old and three-year-old! They wanted a new LEGO set and princess dress, so my wife and I made them earn it. They split the money - $17 each It’s because they were also “taxed” 25% That $13 tax went to buying

Just sent a lease renewal to my tenants at rental property #1 Extended it to a 14 month lease, to get us to April 2025. They are great tenants and I took the advice I heard on a podcast to make sure leases end in warm months; important when moving in MA & RI! 💪 💰 🏡 🙏

@SavingsCaptain I have a 2013 Sonata with 217k (mostly highway) miles. Had a $1k fix a few months back - thought about buying a new vehicle but my wife reminded me that $1k is less than $25k/$35k Got the fix and it runs beautifully. I despise car payments because it’s money I can’t invest!

HELP! I’ve never screened applicants/tenants before. I’ll be searching to fill both units of my two-family next month. I’ve heard good things about Zillow Rental Manager. Leaning toward that. What else do you use to screen applicants? Do you charge an application fee? 🙏

11 more days until we close on our first 2-family rental property. I can tell my wife is excited because she is sending me paint colors and options for new bathroom mirrors. She also just found a new study that has Warwick, RI as the 5th safest city in the U.S. She is hooked!

The plumbing work is complete. Our contractor will install the new tub/shower on Saturday - and both units will be move-in ready 💪 Three people, who meet the pre-qualifications, are going to check out our property tomorrow. Time to get these units rented!

My 5-year-old & 3-year-old completed their first Fun Run (super short) today… There was a light rain and my daughter didn’t like that. She started calling for me halfway thru.. So I met her on the course and we crossed the finish line hand-in-hand. Being a dad is awesome.

I just drove 35 mins to our two-family and 35 mins back - with both children - to let the plumber in. My wife had everything ready for us the night before - snacks and my son’s school stuff. This real estate thing is a full team effort… even my 3-year-old and 5-year-old! 💪
