@realEstateTrent In fairness to the appraiser, it's a requirement of USPAP to analyze any recent or current sale activity on the property. As a broker who started as an appraiser, I have empathy for both sides and find that there are many good, but some bad apples, in both professions.

I can't tell a client that a property will sell for more than what I think it will sell for. That's cost me listings. I'm hopeful that over the long haul, I have earned more business as a result. But I have seen others make the "tell them what they want to hear" approach work.
