Back in early 2020 I did some advocacy work to get a safe crossing to my kid’s grade school. Over 700 parents signed a petition w/ support from the school. We asked for a raised crossing…ended up getting a flashing sign. This is the response from the engineer that radicalized me

It would be easy to be critical of the engineer, and we should, but as an engineer I get it. He has a code book he’s following and the book says what it says. And that’s why we need to rewrite the Kansas City Traffic Manual. This is a life-safety issue.

Sure, ebiking is cheating I guess but here’s the deal…before I got an e-bike, I rode my acoustic bike maybe 10 times per year. Now I ride my e-bike almost everyday, and often multiple times a day. E-bike is a car replacement, not a bike replacement.

I want to be clear that this is not a criticism of the staff at KCMO. Lots of people worked very hard to make this crossing happen. I very happy we at least got a flashing light. That alone has made it better. I’ve heard we may get bulb outs too which would be huge.

Summer of 2022, a short time before I was "stair pilled," I took the fam on a trip Europe. We stayed in a number of 4-6 story flats oriented around a single stair and elevator. These units were incredible. Everyday we would open windows for cross breeze in light filled spaces. 🧢

If I were a conservative, I would lean into Family Values by putting a school, pocket park, and corner grocery in every neighborhood and making it safe for kids to walk/bike/roll there (and adjacent neighborhoods). Making it easy to be a parent would be my number 1 policy.

@Build_Culture Structural Engineer here. This appears to be be non-galvanized reinforcing steel being used as joint reinforcement for horizontal beam action. They should have used galvanized ladder reinforcing. But also you’re not wrong. Adding steel reduces the lifespan of concrete/masonry

NIMBY activists are scrappy. A common tactic is organizing to deny a Variance request. For this reason, one way to get more housing is to remove dumb regulations like parking minimums. Maybe have parking maximums instead…activate NIMBY fury against parking lots πŸ˜‚

the groundswell of support for this idea is incredibly heartening. we know that pedestrianized zones have a mixed history of success, but with careful design and implementation, i am very optimistic about this idea. KC needs a plaza at the Plaza.

this mass timber project features no modulations & is a simple box. this is critical to build mass timber structures. regulating whacky shapes kills their structural ability and forces builders to use concrete or steel. our land use codes need major reforms for sustainability

Single stair reform would help these designs (as would working with better designers haha). I’m all for more housing but getting tired of this. No units for families. Density but poor urbanism. We should allow better. We can do better.

Pretty cool what Singapore has been able to do. Social Housing, but of such high quality that 80% of population lives in it. Affordable housing for everyone, allows people to invest in businesses and live a better life in general. From @alex_lee

@QuintonLucasKC Do it. Not only good for business, it’s good for neighborhoods not to have empty lots for parking next to every other building. Better urban fabric and more desirable destinations while increasing the tax base. People will find a way to get there, no need to dictate car travel.

@btoellner I think we're over building ground floor retail. I get it from an urbanism perspective but when they're all vacant I don't think it helps. I noticed in Portland that they do quite a bit of ground floor residential units (pearl district) and it adds a nice residential feel

I’ve raised three kids near Troost. Crime has never been a serious concern for us or other city parents. We’ve had our car rummaged through and our garage broken into. It’s annoying but these kids aren’t out to kill us. What are we concerned about? Street carnage.

@TempestaRubida @perdricof @EmRoseDeLeon 5/1s are incredibly inexpensive to build so will continue to dominate the market for the foreseeable future. The niche for mass timber will likely be 6-12 story buildings following Type IV-B construction classification per the 2021 IBC.

For real this doesn’t need to be complicated. Make the bus run on tighter schedule and make it more direct. People will take it. We took it on our trip to Amsterdam…took 1.5hrs from midtown. Not cool. Armchair solution approved! @urbanlab_kc

9 out of 10 buildings I stayed in while traveling in Europe were like this. Large family friendly units, cross ventilation, windows on multiple sides. Single stair and an elevator…5-6 stories high. Very nice buildings that should be legal here as they are in Seattle and NYC.

Point Access Buildings are currently illegal to build in Kansas City, not because of zoning, but because of code. These could potentially open the door to a new type of development that is currently not feasible.

@profsamperry Cities should be designed to make parenting easier. Dense walkable neighborhoods. Kids need to be able to be independent. Walk/bike to school, friends, grocery, parks, sports etc. suburbs subject kids to tv as baby sitter and social isolation…unless parents drive them places

While I’m on an LVT kick I’ll mention this. Jumps in land value around areas of new public investment (transit in particular) make adjacent property owners rich overnight. This phenomenon represents a massive transfer of wealth from taxpayers to private owners. 🧡

Sitting on my porch in Hyde Park and over the past 20min there have been 8 bike riders go by. A couple on cargo bikes. A couple kids. I don’t live next to a bike lane…this is just normal neighborhood activity now haha. I love it.

Land Value Taxℒ️ should be rebranded because it’s fundamentally not about taxation. It’s about freedom from taxation of our work and property. Freedom from high land rent/price most have to pay just to live, move, and be. Maybe we should call it the Freedom Tax πŸ˜‚ 🧡

Walkable neighborhoods are in demand, but developers have to take on a lot of brain damage to bring it into reality. Cities could do a lot to make good development easier to build. Progress has been made, more is needed.

Outside of some high cost of living coastal cities, and Chicago, KC spends more money per capita on police than any other major city. That’s insane. Personally, I’d rather see that money invested in streets, sidewalks, and services. Luckily, homicide rates are trending down

Here’s an idea. KCMO just built 30 miles of protected bike lanes. What if every adjoining lot along the lanes was given a zoning overlay that allowed retail/restaurant use and no requirements for parking, set back, or minimum sf?

Dear architects, please match the caulk color to the brick, not the mortar. This should be masonry design 101 but I see it screwed up so often. 90% or the wall is brick, not mortar, so it stands out negatively when the caulk matches the mortar.

This year’s Kansas City Police Department budget is $318 million dollars. This year’s Kansas City Vision Zero budget is $4 million dollars. Adding just a bit of money to traffic and pedestrian safety to save lives remains well below spending for other priorities.

And finally, we stayed in this unit in Barcelona. Level 6 of 7. Single stair and elevator of course. These kinds buildings are ubiquities in Europe...and completely illegal in the US outside of New York and Seattle.

There was an idea, popular until recently, that downtowns needed highways and parking garages to attract suburbanites into the city. Turns out the opposite was true. Highways and easy parking made it easier and cheaper to leave, leaving traffic, pollution for those that remained.

Hey Hyde Park homeowners, this place is legit. Go here to support local business and screw Home Depot at the same time haha. No but for real, it’s just sketchy enough to be great, and they have unique products good for old homes (like Waterlox for example).
