Watercolor renderings are under used. We've found them to be effective in "softening" the presentation of new construction in communities that are sensitive to development.

The cost to build an (A) is ~7% higher than a (B) in our experience. Build to Core: thoughtful design process, better consultants, better CM - hold Merchant Build: strip out costs to reduce basis - sell If you play the long-game, you will be rewarded for owning A.

@JASmith28 There are 10 units fixed at 80% of AMI (distributed across floor plans). There are 42 studios that rent between $1,300-$1,500/mo. The most expensive units are $2,500/mo, which a 2 income household earning $100,000/yr could afford spending 30% of income
