This 22 yo dude on tik tok has owned a Subway for 7 weeks and gives a weekly breakdown of his numbers. Pulling for dude. Probably doesn’t realize it but he’s going to be so rich in 10 years
@irentdumpsters
If you’re going to give money to a friend give it to them with the expectation you’ll never get it back and don’t tie your relationship to it. They should pay you the amount plus interest imo if they’re a good friend
Welp, just got my second investment property under contract 🏡🏡 First one that won’t be used as a primary! Not sure if I’m excited or nervous yet.
Details:
- $218,000 PP
- $11,300 in closing credits
- Likely DSCR but going to explore options
- $15-$20k to get rent ready
- Rents

The hardest part of starting is the beginning. You usually have low deal flow, limited resources, and have to build everything from scratch in addition to little support from others. Get through that and you’re better off than most
A few things I know are true:
1) I want to build a top 1% real estate business in Raleigh. I think I’ll be top 10% end of this year.
2) I don’t want to show houses forever. I’m going to dedicate my development this year to learn as much as I can about AI.
@maryannbaldwin
I’m going to keep it real with you chief as one of Raleigh’s biggest advocates, downtown SUCKS now. Even as a 30 year old there is almost no appeal to be on Fayetteville St. I do like the Warehouse District tho
Wholesaling is a much better spot to be right now than residential sales imo. Personally no interest in cold calling for a living, but if you enjoy it do it. Of course there will always be value for residential agents, but betting on the commission structure never changing is
@SactoGeoff
The one thing I always learn from these posts is how little grasp of reality the “know it alls” have. They do not understand the amount of hand holding many need in real estate transactions
Something I’ve learned in the last week:
If you can answer phones, get quotes out asap, and service quickly, there is unlimited money to be made in plumbing.
Had my first viral tweet yesterday, and WOW people are negative. Brings me back to 2 principles I have to remind myself of:
1) Don’t listen to people on the internet
2) Simply being likeable can lead you to a baseline level of success in life
@sweatystartup
What do you define as expensive? A long range rear wheel Model 3 right now is $30k with tax credit. That’s pretty much what a basic gas car starts at now. Owned a 2021 Model 3 and only maintenance I had was replacing tires at 50k miles
I always wonder how people want their realtor to dress.
Some wear a tucked in button down.
I get in every crawl space I can, so that’s not happening.
A lot of real estate is smoke and mirrors. I don’t want to be like them.
Will officially have no debt (minus mortgage) tomorrow😁
Bought a truck in cash a few months ago and decided to sell my Model 3. My

My business, hobbies, and personal life are very congruent right now. Would be hard for me to ever go back to a normal job. And feels like I’m just getting started!
I’ve got a full schedule and it hardly feels like work. Can take off any day of the week to make some golf
So realtor commission wants buyers and sellers to fill out a compensation form for EVERY showing????????
@nardotrealtor
you’re crushing it! Nothing like having consumers sign the same document a billion times. I’m about ready to just charge buyers by the hour
@ChrisUnits
I don’t really think it’s just younger people. The govt pushes the message that you deserve what everyone else has whether you contribute or not. What could go wrong?
Sometimes I see people say golf is a waste of time or no business is done on the golf course.
Maybe people just don’t like hanging out with you that much?
I make great friends on the course. That reason alone is enough for me.
Getting LASIK Eye Surgery next week for $4,000. Probably could find cheaper but this was the most recommended person.
This might be the best business model I’ve ever encountered. One service and they perform 12-18 per day. Looks like they had 10-15 office staff.
Guessing
@BowTiedTetra
The funny thing is this dude is likely perfectly happy right now, enjoying life, and will never read your tweet. Others on here critiquing the lyrics of a country song is weird lol
I don’t know how some of these personal finance people only spend $2k/month. Do they sit inside their house all day every day? I’m not even a big spender and don’t see the joy in that
@camp_wealth
Yeah idk how this is even a debate. People work a job they dislike for 30 years for retirement? And then they don’t even know how to enjoy retirement
@Invested_In_You
If you want to go, go. If you don’t, don’t.
This question has been asked on here about 4,000 times and everyone likes to blame the couple getting married. It’s their wedding.
Just had a seller get offended by our offer after the house has been on the market for 60 days and has had almost no interest🤷🏽♂️ tough market buddy and you’re on a major street in a family heavy area

Took 14:21 seconds… I think I got sub 13 in me on a better day.
Time to go lose 10-15lbs. Who’s with me? Always said I wanted to be the most fit real estate agent out there. Got work to do.
@thesamparr
@ShaanVP
Officially crossing $3mil in sales for 2024 this month😁 Did $2.3m in all of 2023!
If I can make some things happen should be >$5m half way through the year.
It’s both encouraging and nerve wrecking that I feel I’m only at 10% of my potential. Trying to enjoy the process.
There’s a segment of real estate brokers that can’t stand 95% of real estate brokers. It’s hard reading the 95%’s FB post and IG stories during big news events.
I never host open houses, but glad I did today. 17 out of 19 people that have come through the house have been 60+. They all have the same problems and same needs. A bonus is they all own real estate. They all love someone willing to chat with them.
I might be having a eureka
Any friends or followers on here own and/or operate daycares?
I’ve got a client that’s looking into opening one and trying to decide between owning vs leasing the RE. They’re not experienced in the space, but the demand is high and supply is low in their area.
And by high
@MultifamilyMad
I want to start cold calling in 2024. Any advice you have for working the phones? Tbh I’m not a great small talker but can talk all day about real estate. It’s that first 30 seconds I have to figure out
@stevegarthwaite
As someone who is making the leap later in life into real estate, $60k felt like a fortune coming out of college when my expenses were under $2k/month. Don’t think it’s completely fair to be too critical of a 22 year old trying to figure things out
Trying to narrow focus again as we approach the end of the year. I have been strung out recently.
-> 192 to 180lbs
-> Cardio 3x a week
-> $8mil Residential Sales (Currently 5.5 and over 1.1 UC)
-> Golf 2x/week this fall (summer has been uncomfortably sweaty)

@shawngorham
I should add travels when he wants, rarely works more than 30 hours a week, more deals than money to lend out. It’s making me rethink my real estate agent position
Never seen the housing market this slow in Raleigh?
Don’t even really know what to tell current sellers other than it’s going to be painful unless you’re in an A neighborhood.
Have some people interested in selling to buy something new, but selling on contingency feels risky
@heIpfullandlord
Have you ever read a listing description? They’ll advertise a $400k property that rents for $1,800 a month and needs $50k in renovations as “a great investment opportunity”.
Buyer demand in and around Raleigh right now is on the floor😅 Been doing this 3.5 years and never seen this. Definitely can be aggressive as a buyer right now, minus those one of a kind properties.
