In NYC, stabilized buildings are by far the most interesting multifamily storyline in '23 Prior to '19, they were often bought at ~4% caps w lofty buyout assumptions They're currently selling for 6%+ caps w a portion of buyouts executed, LL97 fears & out of control opex bills
