I have never once in my life considered renting a storage unit as an option - I’ve either sold, thrown away or donated any item I wasn’t using anymore.

In my experience, if there is a Boost Mobile store in the vicinity of a multifamily development site, the rents are not high enough for the deal to pencil.
Just met an 88 year old broker who was literally writing things down on a napkin and sliding it over to me because he was convinced the guy next to us in the coffee shop had a recording device and was trying to steal deal intel.
This week I plan to send out LOIs on:
- 300 unit site in NJ
- 450 unit site in CT
- 250 unit site in NJ
- 250 unit site in MA
- 350 unit site in NY
If at least one of these don’t hit I’m quitting real estate.

We designed a 130+ unit multifamily building all electric because of a natural gas moratorium that many thought would be indefinite. It was just lifted.
When I first proposed a sidewalk on my street, several neighbors complained about snow removal so I offered to shovel the entire sidewalk for the 1st year if they'd vote 'yes'. No one accepted the offer and instead a 1.5-year battle ensued. I won. Tonight is the first snow. 🥶
