Water bill was 500% higher than usual. Checked all unit showers, tubs, sinks, hot water heater, basement plumbing etc. Not in the differential but is now: tenant runs sink when she leaves for multiple days because that's the only way her cat will drink water.

It's been 1 yr since I quit my day job to do full time. We started with just 30 units (we owned 25) and now we are up to 80. 167% growth! What I'm even more proud of though is that in this time we have had 0% CHURN!! Triple digits here we come!

Wish I had listened harder to the SMB advice about keeping a narrow focus. We manage both short and long term rentals. I almost gave up short-term last summer but didn't. Now I regret it. They are no longer that much more profitable and are a huge time suck and distraction.

Once had a handyman tell me that a downside to vinyl plank is that you can't change just one board if it gets damaged since they all click together. Wrong. If your handyman ever tells you this, get a new handyman or at least redirect them to YouTube.
