So yesterday I learnt something. From one of those Webinars all over the place. 🤓. Well, If you lend Ugx 200m to your government, through a 10 year Treasury Bond at 14%, they will pay you Ugx 12.5 million as interest every six months. That is net of the 10% withholding tax. Eh!

A 2-bedroom apartment in Najera will cost you Ugx200m. For 3 bedrooms you will pay Ugx 250m. Roughly! If you are able to make a down payment of Ugx 50m & take 15-year mortgage for the rest of the money (150m), you will need to pay Ugx 2.45m monthly to service the mortgage/loan.

#ICanConfirm Isimba Hydro Power Project has one of the longest Earth Rock Fill Dams in Uganda. It is 1.6Km long. That is the length of 16 football pitches, goal post to goal post. An earthrockfill dam is a structure made of earth, rocks & filters to retain water. @UegclOfficial

@qataharraymond Ugx 250 million will probably earn you or the seller Ugx 2 million per month in a unit trust (UAP, ICEA, Sanlam, Xeno etc). 🤓🤓. Option 2 is to buy 50×100 in Nabusugwe or Nakwero at Ugx 50 million, and start the long & torturous journey to home construction & ownership.

The trouble with online feuds is that they stick & bite later in life. In 2013 or there abouts I wrote a scathing blog on a bank's financials. 6 years later I was in their board room sitting a job interview. I lost on merit (🤣) but the irony wasn't lost on me. 🙏 Happy Sabbath.

@qataharraymond I think there is a formula for this. Interest Rate = Risk free rate + Risk Premium. Risk free rate is usually the interest on a 365 day treasury bill. That's around 7% here I think. I guess 10% is the risk premium. @pottodanny please advise. Am I close to the answer?
