@ThinkAppraiser Keep buying more properties to diversify and spread the risk. When you get to 50 units you can figure out if you want to sell. Most likely 100 units will sound better. :) The first 25 units is the hardest!

Now is the time to look into a HELOC. You don’t have to use it but it creates more liquidity. Think of the times you see a good deal and think to yourself, “if I had the money I would buy that”.

@StIroningShirts Prices will drop but real estate is sticky. Super low interest rates will make a lot of sellers into landlord before they sell for a lower price which will create less inventory. In 2008 sellers were forced to sell due to teaser rates and arm loans.

@indexnforgetit All you have to do is max out your credit cards to temporarily lower your credit score. Then pay them off after you close. Wahla you get a lower rate and you can maintain a higher credit score!

On the pursuit of financial independence, I thought the goal was to not work. Now I’m financially independent, I know now that work is part of having a fulfilling life. Sometimes “the grind” is the key to happiness. If everything was easy, the destination would be a let down.
