Agricultural land in Ukraine!
I was one of the founders of a Ukrainian land real estate agency called βUkrzemβ, so have some background to speak on this topic.
Iβve seen recently Russian idiots and propagandists talking about the land reform in Ukraine.
This will be a thread:π§΅
@simpatico771
Iβm a Russian-speaking Ukrainian.
Pure lies.
Churches operate as normal.
Renovating Mariupol? The gall on him. Decimate the city, then build a few apartment blocks?
Still speak Russian daily, no issues.
Zombified by TV? Talking about Russia, right? All TV there- state propaganda.
@WarWatchs
@visegrad24
Timeline doesn't line up for you. Ukraine started to want to join NATO AFTER Russia invaded in 2014. Maidan was about EU, not NATO.
Also, you missed succession of territory, demilitarization in your post. Demilitarized Ukraine- easier Russian takeover in a couple of years.
@MorganRyan1988
@JoshEakle
I know people who were there from day 1. It was started by regular citizens, who didn't want to live under a dictatorship. Later,of course,it was joined by local parties and international agents. But to say they organized it is a disservice to people who stood for their freedom!
@AlternatNews
Mobilization in Russia is actively happening and never stopped, what are you on about.
Where do you think 30k new personnel per month is coming from?
@squatsons
Rezident, being a TG channel from Kremlin network, has no "sources" in Ukrainian military.
At least try not with one of the most known channels to make it believable.
@Aurelius_0978
@SpaghettiKozak
We may not agree on much, but you cannot just openly lie about the tragic events in my city.
Russian nationalists forced demonstrators to enter, barricaded the building, then threw Molotovs from the roof and retreated by 1 non-barricaded exit.
Russia murdered 46 people that day.
@DravenNoctis
Do "traditional family values" include being top 5 in the world in:
-Alcoholism
-Abortions per capita
-Domestic Abuse
-HIV per capita
-Hepatitis per capita
-TB per capita.
@Aurelius_0978
@SpaghettiKozak
There are literally videos of them shooting Molotov from the roof...
Yes, Russians told peaceful demonstrators to retreat from Kulikove field to the city center, then to the Trade Union House.
They then entered it, barricaded it and started throwing Molotovs.
@squatsons
So you are proud of destroying the warehouse and equipment of a marketplace?
Thankfully the employees were in protection and were not hurt.
Just like a typography and furniture factory recently?
What amazing targets.
@front_ukrainian
βHard times create strong men, strong men create good times, good times create weak men, and weak men create hard times.β G. Michael Hopf
Now US politicians are weak and it can be clearly felt by their enemies.
@Aurelius_0978
@SpaghettiKozak
Some other Molotov throws were from pro-Ukrainian nationalists as well to be fair, but most from Russians. And it wasn't Ukrainian nationalists who barricaded people inside the building with no way to save themselves. It was Russians.
@mazzenilsson
This is the elderly health resort in my city! 20 dead, up to 70 injured. There are photos and videos everywhere.
2 of the people you mentioned died when they arrived with first responders and Russia struck again.
They're bombing civilians in Odesa nearly daily last few weeks!
@Dodi_
@tassiepatrat
@DrewPavlou
Also consider that Ukrainian national flag, symbol, name of the currency, how coins look directly correspond with Kiyv Rus. While russian flag, symbol, currency are directly influenced by mongols.
@DrAnnaPirates
As a fellow Jew from Odesa, in Ukraine any anti-semitism is basically non-existent.
Never had any issues, rather support and understanding that Israel and Ukraine are fighting the same enemies.
Described actions of this person are truly vile and cannot be tolerated.
Hello everyone,
Didn't post here much myself, as I'm unsure on what topic would yield the most interest and would be in more demand.
Would appreciate if you could vote on what would be useful to you.
Thank you in advance!
To sum up:
1. Nobody is stealing the land.
2. Nobody can force you to sell.
3. Land is sold everywhere in the world.
4. No foreigners can buy UA land.
5. Limits on purchase of land
6. Great investment.(90 Bn$+ market)
7. Huge potential for the country.
8. Profits for Ukrainians.
@JustinNiedziel1
As someone involved in real estate previously, and who was a realtor as well, that's bollocks.
Realtor's pay is their commission. If there is a good relationship, you can get like a bottle of wine, sweets or something, but surely not an entire gift.
@RandomTheGuy_
@visegrad24
They just need to leave our country and pay reparations, the war will end instantly. Or,alternatively, the West should provide 500+ jets, 1000+ modern tanks and 1000+ modern artillery and it will be over in 2-3 months.
@simpatico771
I was in the land business.
Standard reform like in all but 5 countries on the planet, and foreigners cannot purchase yet.
Limits for private purchase - 100 hectares for person, 10 000 hectares for firms. All land to be bought is owned by citizens, who decide whether to sell.
@Sqeaky1149
I don't get the critique. Just because someone is NAFO they cannot express their other opinions?
Yes,it's probably a tad too far.
But there's a ton of content from the UK of muslims wanting Sharia law, beating locals, saying everyone who disagrees with Sharia has to leave the UK.
@Hot_Snow
Don't matter if someone supports it or not, it will keep happening anyway.
Our country decides how to protect itself, and those are legit targets.
Russia blew up our refineries at the very start of the war, it's just payback.
@Rail_splitter1
Call between Russian soldier from Crimea and his wife, where she permits him to rape Ukrainian women, but he needs to make sure to wear protection.
Call is in Russian unfortunately, not everyone will understand.
And another story of Ukrainian raped
Basically until 2020 Ukraine was 1 of only 6 countries in the world who prohibit the agricultural land sale(Venezuela, Tajikistan, Congo, Cuba, North Korea).
Sale of agricultural land inside most countries is completely open , some limitations placed on purchase by foreigners.π§΅
@SkalaVladimir
@doctoradmiral
I'm a Russian speaker in Ukraine. There are literally no issues with speaking Russian, it's all a dumb hoax.
Official documents have to be in state language, sure, it's simply logical.
@squatsons
These are the projectiles inside the Russian rocket. Used by them often.
Come on, when you make something up, you have to make it believable.
Why on earth would AD have projectiles inside? how does it help with downing an attacking rocket?
@nxt888
Except Ukraine was neutral.
Ukrainians didn't want NATO before 2014 either.
Whitewashing 103k + documented war crimes of mass bombings, rape, torture, killing of POWs.Terabytes of data.
Girkin, Prigozhin,Hubarev, Glazyev tapes all confirmed Russia started it in Donbas and Crimea.
Statements like:
βBlackRock, Vanguard or similar entities own Ukrainian landβ
βLand stolen from Ukrainians by the Westβ, etc.
βStealing property from Ukrainiansβ
And everything along those lines.
96% of all agricultural land In Ukraine became available for purchase on 28.04.20π§΅
@imola_dr
@simpatico771
Peace? Maybe you mean what is happening to our citizens in occupied territories?
Destruction, torture, rape, filtration camps, forced mobilization into Russian army?
Read the presented agreement text?
Guarantors need to all agree on a response before help(with 1 being Belarus)...
@LarryBoorstein
@DougAMacgregor
It's more like the number of Russian troops lost.
All analysts confirm the losses were worse for Russia than for Ukraine by at least 3 times.
@FreshGroype
@simpatico771
Nazis in Ukraine are Russian invaders.
Try to find differences in "Russian world" and "Aryan race", except German\Russian.
Did you read Foundation of Geopolitics by Dugin, your state doctrine?
You even beat 30s Italy in fascism(they ticked 11 out of 14 signes by Eco, you-13)
@FreshGroype
@simpatico771
You are already "saving" it with rocket strikes on our residential buildings, offices, flower stores, malls, post etc.
Come here and ask people anywhere what they think of Russia.
The level of hate from Western Ukraine pales in comparison to how Odesa thinks of you.
At the same time they receive 8-11% of yearly rent. Amazing investment. Also, they donβt have to work with it, they can just chill, enjoy the yearly yield, later sell for profit.
4. Country. We estimated that the lifting of moratorium can increase Ukraineβs yearly GDP 12-18%.π§΅
Measurement of land is in Hectares, will use Ha for simplicity. Also M for millions, K for thousands)
Some stats about the Ukrainian land market:
60.3 M Ha- total land
42.7 M Ha- agricultural land
41.5 M Ha- was under moratorium
π§΅
@ALABarkman
@MorganRyan1988
@JoshEakle
It's a revolution, not a coup. And it had positive effects that we didn't become a dictatorship country like Russia and Belarus. It made us able to go to EU without a Visa, to go forth on the hard journey to become a democratic country. We progressed in a lot of areas.
@thedeep404
@simpatico771
Exactly. Who shelled Donbas? Russians.
Who obliterated Kozinka in Belgorod region? Russians.
Who killed civilians? Russians.
Who used the same tactics as Hitler? Russians.
Who doesn't care about their own citizens outside 2 cities? Russians.
Who turned Donetsk into crap? Russians
@NersFalco
Pretty much the only read flag for me is HAMAS support, cannot follow such accounts.
Otherwise, I don't care about someone's beliefs, sexual orientation, whatever.
It's something that should be up to the person, assuming they don't push their sexuality\other beliefs on people.
@hatziieremias
@P_Kallioniemi
Don't remember Obama rewriting the constitution to grant himself additional presidential terms, which he was not eligible for.
Out of land which was under moratorium:
10.4 M Ha- government property
31.1 M Ha-private property
27.7 M Ha-private land shares
Nearly 7 M owners
Average share size-3.96 hectares
Average hectare price- 1000-2500 USD(depending on the region and type of ground)
π§΅
@MaimunkaNews
We already know the names of traitors.
Putin, Lavrov, Patrushev, Naryshkin, Kovalchucks, Shoigu, Gerasimov, Belova, Aksenov, Gubarev, Medveded, Rogozin, Pushilin, etc.
Hague awaits, just like it did Nazis.
@QuantumFlux36
@GianniSperanza1
Seriously? Trump was saved by Russian mafia how many times now?
Trump is doing the "America First" Policy, which is a Russian psy-op.
From a person whom I respect for your stance on Israel and radical islam, it's weird you cannot see Trump being a direct ally to HAMAS's ally.
So they get a decent cash influx( like from 10000 Ha even with 200-300 $ per Ha- 2-3 M $) and have to deal with at least 25 times less people.
3.Investors. You can purchase the asset, which will increase in value 2.5-6 times( In Poland land is around 11k Euro per Ha) π§΅
Limitations for land purchase:
No cash purchases.
Proven source of funds.
Private citizen-100 Ha max.
Since January 1st 2024 Ukrainian companies are also allowed to purchase land up to 10 000 Ha.
However companies have additional limitations to purchase: π§΅
@simpatico771
I want to highlight another thing that most comments here.
You mentioned organizers being dead? You do know Russia killed them all later, right?
Everyone who was not from special service, not to let info spread out.
@GabeZZOZZ
@Iamthelittleboi
Correction-Russia bombed them.
And also, 2016-2021 nearly nothing happened there.
According to LNR\NDR data,total number of civilian deaths from the war in 2021- 5-10 people(mostly from stepping on mines).
Girkin, Prigozhin, Gubarev all admitted their involvement.Glazyev tapes?
The Main Intelligence Directorate conducted a special operation in the Kaliningrad region, damaging the small missile carrier "Serpukhov" in the Baltic Sea.
The "incident" occurred at the military naval base "Baltiysk" on April 7.
Continued π
Instead of getting little money for rent, they can sell their asset(IMO you should be able to sell assets you own),get a decent sum in return.
Some land owners can get insane value.(share in the the field of 1 farmer, another can offer 5-10 times market value to gain ground.)π§΅
@MorganRyan1988
@JoshEakle
Once again, joined later. I agree with you in regards to US government going after people who attended J6 being insane. But at the same time, do you think you know better about Maidan than people who were literally there?
2. Farmers\Agricultural holdings. Imagine dealing with 100s and 1000s of land owners on the monthly basis. Truly a nightmare. Entire departments dedicated ONLY to this. Now they can get investors, who will buy the land, additional % of the plot price to the farmer. π§΅
All the agricultural land in Ukraine is already in use, either by farmers or agricultural holdings.
From smaller farmers who work with like 500 Ha,to major players who own 10k+ Ha.
Considering the average share size of 4 Ha(to round it up), smaller fields have 100+ land owners.π§΅
Limitations: Legal entities created and registered under the legislation of Ukraine, whose participants (shareholders, members) are solely citizens of Ukraine and/or the state, and/or territorial communities, territorial communities, and the state.π§΅
@JohnRMetzner
@ZelenskyyUa
Who bombed Kozinka(Belgorod region) into oblivion?
Even Russian Z patriots admit it was Russia.
And also, our civilians feel like this for 2 years already, and much worse.
@ALABarkman
@MorganRyan1988
@JoshEakle
Because Yanokovich introduced the suspension of the preparation to sign the Association Agreement between Ukraine and the European Union. Then Maidan started by setting up some tents. Then Yanukovich prohibited mass meetings, which caused maidan to turn against him directly.
Large holdings deal with 10 000+ land owners.
Most agricultural land at the moment is under rental contracts . There are several types of those, starting from 3-7 years rent, up to 49 years maximum.
The ability to sell land is an opportunity for several stakeholders. π§΅
@MyLordBebo
These are munitions inside a Russian rocket. Used by them quite often to maximize civilian casualties.
Air defense is a single projectile, it has no use for shrapnel.
Info regarding stakeholders is not from my head, but from hundreds of land owners, all largest farmers in Odesa region and several others, private investors and investment institutes who our company worked with:
owners. π§΅

The guy Lira was not a journalist, but a blogger and a dating coach, who acted as a russian spy. And he died from pneumonia. Regarding the elections it's a topic widely debated in Ukraine to be honest. There are different opinions about it.
@canthavepudding
@simpatico771
All lies.
Russian language-lies.
Renovation of cities-lies.
TV propaganda-check the mirror.
Land reform-biggest idiocy, I was in the land business, no connection to reality.
And yes, fighting exactly to prevent more cities becoming like Mariupol, filtration camps,rapes, tortures.
According to our Security Service, minimum 6 jets were destroyed, 8 suffered damages.
Same jets bombed Kharkiv.
"Important special operation that will significantly reduce the combat potential of the Russian invaders," the source in the Security Service of Ukraine notes.

Here's a video from the guy who came back to Mariupol from Russian propaganda.
I live in Ukraine and have friends from there, but sure, you know better.
Also, you can check the satellite images.
@squatsons
At least learn about the law first.
In Russia it's used to punish everyone who government doesn't like.
If you received an international transfer or contact even from a relative or friend you can go to jail.
It's not a foreign influence law, but a speech and freedom control law.

Russia actually broke Minsk accords.
Look at Donetsk in 2022 and find the result of bombings(you cannot). Since 2015 nearly nothing happened in the entire are from both sides.

446,103-official Mariupol population before the war.Actual was even higher.
The entire city was air bombed into rubble with all the inhabitants inside. These are just some of the pictures of mass graves.
50 000 seems like an absolutely reasonable number.
@CaptCoronado
Since when is the strike on military complex a terror attack? Even us Ukrainians don't say anything when they strike our military production. It's a legit war target.
There is a small issue that Russia strikes civilians and civilian infrastructure 5 times more than military.
@LordAdams84
@squatsons
CIA understood how Putin operates.
Check the Apartment building bombings in 1999 by FSB, which were used to start the 2nd Chechnya War.
Despite this being the most likely scenario, I still don't want to jump to conclusions right now.
All these lies about "Ukrainian Nazis"
As a Jew, never experienced anti-semitism here.
But Russia-now that's a state following Nazi ideology, their data here is super underestimated.
@vicktop55
Are you ready to get over 1 million dead Russian soldiers for it?
Because that's the absolute minimum it would take.
Also, let's be more realistic, how do you plan on crossing the river in Kherson.
@squatsons
That entire "special economic zone" is a drone factory.
Maybe the parents will finally say "enough is enough" and take these students out.

Actually after McDonalds left Russia they launched a chain on McDonalds old locations, the name would translate to something like "Tasty and fullstop".
This chain is so horrendous, it's a meme among Russian's themselves.

That entire Alabuga zone is a huge drone factory.

Because this pause of the agreement would have long lasting effects. Also, in the very begginning it was minor, but after him ordering the armed forces "Berkut" to clear out Maidan and beating up a ton of students and other people on November 30th it sparked national outrage.
