I watched a Zoom call about the Gateway South development today.
Expect some great things to come out about the project in the coming weeks & months.
Things are much closer to reality than they might initially seem and the amount of thought put into the 1st phase is incredible.

just South of the Arch has greeted travelers on the highways, and even residents of the region, to a less than grand sight.
These redevelopment plans hope to change that.
It’s Thursday and I have some new renderings to share of the Gateway South project.
The first three are of the general master plan.
Looking North on 2nd Street.
Laclede’s Landing’s redevelopment will slowly yield a more vibrant riverfront neighborhood.
The shenanigans by the Casino, riverfront road being closed to cars, and the highway force Laclede’s Landing to be a self sufficient neighborhood.
The St. Louis City SC Stadium is coming together nicely now.
Glass is going in on the Market Street and 22nd Street sides and the white roof continues to take shape. The stadium offers a nice contrast to the dark brick buildings in Downtown West.
I’ve been following the events that occurred over the 4th of July weekend and I gotta say that I’m not as bullish on the future of the City as I was a few months ago.
Current leadership has failed the City.

This is moving right along. Along with the smaller components of AHM's Downtown West development, this should activate the area just north of CityPark.
An 8th floor restaurant is planned.
A potential redevelopment of the 909Chestnut/AT&T Building in Downtown might be coming into focus.
A new marketing document uploaded to LoopNet shows the building having 300,000sf office space, 318 apartments, 150 hotel rooms, 43rd floor restaurant, retail space, and amenities

The St. Louis City SC Stadium at 22nd Street is really taking shape now. The canopy has been fully installed on the north and west sides and seating sections continue to go in.
FYI: A parking garage is planned at 1900 Olive, which is to the east of the stadium.

Personal opinion: I'm loving the way it looks so far.
The Grand & Chouteau intersection will look a bit different in the coming years as the new Cardinal Glennon hospital will rise on the field previously occupied by the Pevely Dairy building. The 200-bed hospital will replace the nearly 70 year-old, 195-bed hospital at Grand & Park
Great to hear the Board of Aldermen approved the Albion West End tax abatement 18-8.
This will look so much better than the parking lot that's currently there and it's a fitting building to complete the Kingshighway street wall. Can't wait to see it rise.
A massive development plan that will reshape the South Riverfront is in the works by Good Developments Group and it aims to "position St. Louis as the advanced construction manufacturing capital of America".
Big news today for preservation in Gravois Park. Garcia Properties has been green lit for Historic Tax Credits and are moving forward with their mixed-use redevelopment of the Grandview Arcade/Melba Theater building at 3600 S. Grand.
Nice to see the Brickline Greenway being integrated into the
@STLCITYSC
complex plans. I also like how they're going to remember the former Mill Creek Valley neighborhood.
The haters will say this, and the Edwin, are horrible deals for the City.
Meanwhile, the sales tax revenue from the Target is massive compared to an undeveloped lot.
And the residents who will live in the Edwin will pay City and State income taxes + patronize nearby businesses.

I'm probably missing some, but here's a mashup of the projects planned downtown. They total over 1664 apartments (Gateway South's number is unknown), 640 hotel rooms, and over 42,000sf of new retail space.
These developments will positively reshape downtown if they all happen.
Here's the newest rendering of the 1801 Washington Avenue project by King Realty Advisors and HDA Architects.
Definitely will be a great addition to Downtown West.
Also good news that the Gateway South incentives were approved. Getting the Chouteau's Landing area redeveloped will be extremely beneficial to the city in the long run.
Not the way many of us hoped the season would end, but let’s give our boys credit. They played well and deserve to take a bow. For a new team, they did extremely well.
Now City SC knows what to do better next year.
Midtown TopGolf Update: Steel has risen.
This will definitely add to the new vibe Midtown is taking on (regional entertainment destination). Next summer,
the Foundry, Armory and TopGolf could all make for an activity filled afternoon and evening. All without leaving Midtown.
Albion West End was approved at the Planning Commission tonight.
The vote: 7 yes, 1 no, and 1 present.
A Board Bill for the tax abatement (10 years at 75%) will be read for the first time on Friday. It is being introduced by 28th Ward Alderman Mike Gras.
ICYMI: The next wave of Central West End development has taken shape and it'll bring a new high-rise, vertical addition, Mid-Century facade integration, and new construction right up against Delmar.
The developments pictured total 720 apartments and $258 million in investment.
A groundbreaking was held for “The Easton”, a 4-story mixed-use building with 7000sf of retail space, 18 apartments, and a 5200sf rooftop amenity. Parking will be in the rear on a surface parking lot.
I think this looks very nice.

This is the first apartment project proposed in Cortex that has a great chance of happening. When completed, this will continue the transformation of Cortex from a suburban-style business park to urban innovation district.
Lutheran Development Group announces, via a Facebook post, that their partnership with Rise Community Development on “Marquette Homes” will lead to the redevelopment of the Grandview Arcade/Melba Theater Building at 3600 South Grand into affordable housing and retail space.
This probably isn't new to many of you, but it is to me since I've been gone several weeks.
It's neat to see the transformation of the building at 100 North Broadway included adding a gold-colored light strip. It helps it stand out a little more at night.
The One Cardinal Way website shows only two units available out of 297. That's 99.3% leased.
Let the speculation on when we'll see Two Cardinal Way revealed and the size of the building begin.
My guess: we'll see it before the end of the year and shorter than One Cardinal Way.

JT Campo is the architect. Campo did the design work for the Shell Building hotels and is the architect on the Chemical Building redevelopment.
This is the largest series of developments proposed near Centene Stadium.
The 29-story, mass-timber high-rise... oh boy. I love it. A truly sustainable building material.
A portion of phase 1, which is supposed to begin this year: The redeveloped Crunden Martin Building. The old railroad spur will be restored into a cool courtyard space that’ll be lined with retail and restaurant space.
AHM has put their new construction buildings at 2100 Washington and 2151 Locust out to bid.
It’s the most recent step in moving towards constructing these new buildings and helping make Downtown West just a little bit better.
City Foundry's 270+-unit apartment tower is now topped out and glass continues to be installed.
Work has yet to begin on the mass timber office building.
Clinton-Peabody Redevelopment
Rendered is the first phase of the 350-400 unit mixed-income project. The 1st phase includes 89 apartments and construction could begin in 2024.
Apartments range from 1-4 bedrooms in walk-ups, townhouses, & apartment buildings with retail space.
Special note to those showing up in my replies, shitting on the current status of STL: There’s no denying that the city has tremendous problems. If all people are going to do is pound their keyboards all day complaining about the problems while not actually try to change things…

The City Foundry roof sign lets everyone traveling on 64/40 know that the Foundry is a new place to visit. The City Foundry opens this Spring.
1801 Washington will change the Washington Avenue streetscape West of 18th Street and create a bridge between the taller loft buildings to the East and the shorter commercial/loft buildings to the West.

At last, we now know who the tenant of the retail space at Steelcote Phase 4 will be - Target.
Plans submitted to the SLDC Planroom reveal the tenant along with some other details, all of which I detailed in this story:
Downtown West's Butler Brothers building has been acquired by a New York City developer.
The block sized building is one of the "big 5" vacant buildings in the Downtown area and is seen as a cornerstone to future developments and vibrancy in the Downtown West neighborhood.
The Edwin, or the Steelcote Target building, is nearing completion.
The extended Papin Street is finished and striped.
New stop lights are up on Grand, but not yet activated.
Phase 2 is continuing to lease up and anticipation for phase 3 is heating up. Phase 2 reimagined Clark, phase 3 will likely lead to one of the 3 blocks along Walnut being developed.
Also, if anyone hasn't, go try Katie's Osteria on the 1st floor of the Loews hotel. It's good!

One thing I take joy in is reviewing before and after photos of building renovations.
In the case of 1500 South Grand, I took photos of the building in April 2020 with the intent to match them up with new photos upon completion.
Safe to say it's the transformation we hoped for.
Redevelopment of the 1500 South Grand/"The Nicholas" building at Grand and Park Avenue is now complete, save for a few miscellaneous things.
Great to see this building reopen after coming close to a date with the wrecking ball.
City Foundry's residential tower continues to make an impact on the Midtown skyline. I believe it has a floor or two left until topped out. Some windows have been delivered & are visible inside the building when passing. I expect installation to begin within the next week or so.
I’ve been tipped off that update on Chouteau’s Landing should be coming soon. I’m unsure if the scope has changed since these renderings came out in 2019.
As for when we can expect the update, some time in May is what I’ve been told.

Just south of St. Louis University and north of the Element Hotel, is a vacant lot. A portion of that lot is going before the Planning Commission next week to be rezoned from "J - Industrial" to "H - Area Commercial".

A foundation drill is near the Market Street Bridge. Still lots of work to do but this will be worth the wait for many.

Blackline has announced the redevelopment of Fox Park’s Koken Barber Supply Building at 2500 Ohio.
Plans call for 65 apartments, of which 50% will be set aside for people who make under 80% AMI. The project will also include 13 private artist studios, a nod to a recent usage.
